Software Preview

Creos software is a highly functional and flexible property management software program. It allows your real estate agents and office to track and manage all aspects of the commercial real estate business from including for example: property sales, leases, reports and queries.

Listed below are a few of the functions of the software. Please see the PDF for a full description.

Administration

The administration module is where the contents of common drop down lists are maintained. This includes things like agencies, title companies, property use types, etc.

 

To access the administration module, click Admin from the main toolbar.

Security

CREOS is designed with role-based security. This means that your access to data and certain functionality will be determined based on the privileges you are assigned. There are two main roles in CREOS:

 

Administrator, which has access to all data and functionality in CREOS, and

 

User, which restricts access to non-administrative functions and allows access only to data entered by the user currently logged in.

Ad Methods

Ad Posting Methods are displayed in the Posting Method drop down list on the Ad Posting form in the Marketing module and refers to the method by which the ad will be placed in the advertising medium.

 

For example, an ad might be emailed to a newspaper or mailed to a magazine.

Commission Side

Commission Sides are displayed in the Commission Side drop down list on the Agent Commission form in the Lease Contract and Sale Contract modules and refers to the side of the transaction the agent will be receiving the commission for.

Contact Type

Contact types are displayed in the Contact Type drop down list on the contact form in the Contact module and refer to the title of the contact in the organization he or she is associated with. Some examples are CEO, CFO, president, etc.

Lease Type

Lease Types are displayed in the Lease Type drop down list on the Lease Contract forms in the Lease Contract module, and refer to the type of lease agreement between the lessee and lessor.

Locales

Locales are displayed in the Locale drop down list on the Property form in the property module, and refer to the general location of the property. Examples of this are North, West, Downtown, etc.

Clients

The Client module allows you to manage address and other contact information about individuals, groups, and/or organizations you are working with.

Properties

The Property module allows you to manage the descriptive and location about the properties you are information you are working with. This includes address and information about property use types, property units, and property features.

Sale Listing

The Sale Listing module allows you to manage information specific to the listing agreements you have with your clients. This includes identifying the property and seller information, sales price and listing text.

Sales Contract

The Sales Contract module allows you to manage information specific to a property sale. This includes identifying the property and buyer/seller information, commission percentages and amounts, billing notes, and agents involved in the transaction.

Lease Listings

The Lease Listing module allows you to manage information specific to the listing agreements you have with your clients. This includes identifying the property and lessor information, available square footage, lease rates, and listing text.

Buyer/Tenant Representation Contract

The Buyer/Tenant Representation Contract module allows you to manage information on contracts in which you are representing the buyer or tenant in a transaction. This includes identifying the property and client information

Files module

The Files module allows you to assign a reference number and/or a cross reference number to a transaction or to a group of related transactions for auditing and for easy reference to related paper documents. For example, you might want to group the Sale Listing and the Sales contract for a single property into one file.

Invoice Module

The Invoice module allows you to manage commissions and other fees due for lease, sale, and fee-for-service transactions. You can create invoices, print invoices, indicate receipt of payments, and close invoices

Marketing Form

The Marketing form is where you can enter ad copy and photos for advertising listings, and specify when a specific ad will be run in a particular publication.

Reports

There are many reports available in CREOS to assist with managing transactions, forecasting revenue, managing accounts receivable, etc. Reports are output in either Microsoft Word or Microsoft Excel, and as a result, can be edited or emailed, or even stored in an electronic document repository.

Dynamic Query

The Dynamic Query feature lets you create reports on the fly in an Excel spreadsheet format. The following types of reports can be generated:

•  Invoices

•  Leases

•  Listings

•  Properties

•  Sales
